Our Property Previewing service is perfect for those that have already sourced a potential property but would like a helping hand in evaluating its full potential and strength of investment before purchase.
The service is tailored to your needs. Compiling a comprehensive property report detailing many factors including, decorative and structural condition, future potential, community & amenities, running costs, property history, planning history, local indicators, and due diligence on the vendors and their position. We use this to advise you on what we believe is its true market value.
Furthermore, we can also help progress the purchase with assistance in price negotiations, through to overseeing of conveyancing, moving in and any potential refurbishment works.
How We Work
No Obligation Meeting
Our first step is an initial meeting, either in person or by phone. With an introduction to our services and what we can offer you.
We walk you through the whole process of how we work and how we might tailor those services to meet your exacting requirements.
We like to find out more about you, your lifestyle, your likes and dislikes, and your ultimate goals and intended use of your future property. Be it for relocation, second home, work outpost, investment or refurbishment project.
Detailed Preview Brief
Each client has a unique set of requirements and from this, we will compile a focused preview brief, detailing your exact goals for the property you have sourced.
Briefs typically include, but not limited to – Property potential, intended use, community and amenities, schools, nightlife, travel links, budget, and timescales.
Once we have a clear understanding of your requirements, we will attend a viewing of the property in question.
We can attend a viewing on your behalf, or we can accompany you. If you are new to the area, we can take you on a familiarisation tour and share our local knowledge on the general outlook of communities, amenities, travel links, schools, nightlife, crime rates, and future potential.
After the viewing we will compile a property report.
We will build a comprehensive profile on the property. Detailing considerations such as the vendors’ position and motivation for selling the property, the condition of the property encompassing not only the decorative condition but also that of the fabric of the building, such as structural, roofs, grounds, plumbing and electrical services. Furthermore, we carry out due diligence on the history of the property, including items such as previous sales, other leaseholders and neighbours, management companies, planning history and any local future developments which may have an impact.
From this, we will advise you on what we believe is the property’s true value. Giving you all the information you need to make an informed decision.
Once you have decided to proceed, we are happy to negotiate a fair purchase price on your behalf. Unlike estate agents, we do not value properties on square footage and local sales alone. We use our previously compiled profile of the property, comprehensive due diligence on interested parties, your personal position, and local indicators in order to determine what we believe the property can be secured for.
We use this to negotiate the sale price and terms of sale in order to achieve the best outcome for you.
Our involvement often swings proceedings to your advantage and looked on favourably, as estate agents and vendors are comforted by knowing you are serious purchasers, having taken a proactive and diligent approach to property purchase.
We act as the first point of contact for all parties involved and proactively co-ordinate the process on a day-to-day basis. The aim is to progress the sale to completion in a timely manner.
We can also help in appointing and accompanying local surveyors, structural engineers, and commission other trade-related reports should these be required.
Further freeing up your time and taking the hassle out of dealing with the various questions and requests that arise.
On completion, we are here to help further in order to ensure the move is as stress-free as possible. Arranging the collection of keys, removal firms, application of parking permits (if applicable), installation of curtains, blinds and carpets are just a few of the additional services we offer.
In addition, if any works are required, from simple maintenance and servicing, right through to complete property refurbishment and extensions.
